Whole-House Dehumidifiers: Why Modern Tight Homes in North Carolina Need Dedicated Drying
Modern custom homes are built airtight by design: sealed sheathing, foam air barriers, and mechanical ventilation replace the drafty construction of decades past. That efficiency has a side effect in the Piedmont—moisture generated inside the home, and humidity drawn in through ventilation, has nowhere to go.
On mild, muggy spring and fall days (75 degrees, overcast, 90% humidity), the air conditioner never runs long enough to wring moisture from the air. Indoor humidity drifts above 60%, where dust mites thrive, musty odors develop, and condensation forms on cool surfaces.
Why the AC Alone Cannot Keep Up
Air conditioners dehumidify only while they run. Variable-speed equipment helps, but during shoulder seasons the sensible cooling load is so small that run cycles are brief and moisture removal is negligible.
The result is a home that feels cool but clammy—65 to 75 degrees with 65 to 70% relative humidity. Holding indoor humidity below 55 to 60% is the standard for comfort, mold prevention, and dust-mite control.
How a Whole-House Dehumidifier Works
A dedicated dehumidifier (such as AprilAire or Santa Fe units) ties into the supply and return ductwork or operates as a standalone unit in a mechanical room. It senses whole-home humidity directly and runs independently of the thermostat, pulling air across a cold coil, wringing out water, and re-delivering dry air.
Units are sized by home volume and infiltration rate; a typical 2,500-square-foot tight home needs a unit rated roughly 70 to 100 pints per day. Condensate drains to the existing plumbing stack—no buckets.
Where It Earns Its Keep in NC
Shoulder-season humidity control (March–May, September–November), basement and sealed-crawlspace drying, post-construction dry-out of a tightly framed new home, and protection of hardwood floors from cupping in humid spells.
In homes with sealed crawlspaces, the dehumidifier concept extends below grade as well: many AGCS builds specify a crawlspace-sized unit alongside the whole-house system.
