Confirm permitted use and legal access
Ask the local planning office how the parcel is zoned and whether a home is a permitted use. Confirm legal road access rather than assuming a visible driveway or path creates a permanent right to enter.
Review setbacks, easements, HOA rules and deed restrictions because each can reduce the usable building area or limit the home's design.
Study water, slope and drainage
Check mapped flood zones, but also walk the property after rain when possible. Topography, drainage paths, wetlands, clearing and grading needs can materially affect site preparation.
