How to Choose a House Plan That Fits Your Land

Start with the buildable area

Lot width and depth are not the same as usable building space. Setbacks, easements, buffers, septic areas and access can reduce where the home may sit.

Compare the plan's overall footprint—not just heated square footage—to the verified buildable area.

Fit the house to the site

Consider home orientation, driveway placement, garage approach, slope and the likely foundation type. A plan designed for a flat slab may be costly or impractical on a steep parcel.

Protect drainage paths and septic primary and repair areas. Consider sunlight, views and privacy without forcing the home into a poor position.

Plan for the future

Think about additions, detached buildings, outdoor living, accessibility and aging in place. Leave room for the life you expect, not only the needs you have today.

Bedrooms, shared spaces, storage, work areas and circulation should support how your family actually lives.

Do not buy on appearance alone
