Deck Ledger Attachment: Code-Compliant Fasteners, Flashing, and Brick Veneer Rules
The North Carolina Residential Code explicitly prohibits attaching a deck ledger board directly over exterior brick or stone masonry veneer unless the connection has been engineered and stamped by a licensed professional engineer.
Brick veneer is non-structural cosmetic cladding with a 1-inch air gap separating it from the wood framing. Bolting a deck ledger tight against brick creates massive rotational leverage that can collapse the veneer wall. For brick homes, AGCS builds freestanding decks or installs engineered through-bolt structural standoffs.
Why Bolting to Brick Is Extremely Dangerous
On a brick home, the brick sits on a foundation ledge with an open 1-inch airspace behind it. If a contractor drives bolts through a ledger board, through the brick, and across the airspace into the house band board, downward deck load turns that bolt into a lever. The bolt bends downward, crushing the brick veneer and pulling the anchors free.
The Two Code-Compliant Solutions
AGCS implements two approved engineering paths for brick veneer homes:
- Self-Supporting (Freestanding) Design: Instead of relying on the house to carry half the deck, AGCS installs a dedicated support beam and footings 1 to 2 feet away from the house wall. The deck stands on its own foundation with zero downward weight on the brick.
- Engineered Stand-Off Brackets: When ledgers must connect, AGCS installs specialized through-wall engineered brackets (such as Simpson Strong-Tie BVLZ) that transfer vertical loads directly to the internal wooden band board through high-strength rods without compressing masonry.
