# Pre-Drywall Inspections: What an Experienced Contractor Checks Before Walls Close

The pre-drywall walk is the single most critical inspection in custom home building because it is the last time every structural fastener, electrical wire, plumbing line, duct run, and air-seal barrier is visible.

Once drywall is finished, improper venting, missing hurricane ties, unglued drain joints, and uninsulated cavities become hidden defects that cost thousands to repair. In North Carolina, municipal inspectors must sign off on rough framing, rough electrical, rough plumbing, and rough mechanical before insulation and drywall can begin.

## The Multi-Trade Pre-Drywall Checklist

AGCS evaluates three core mechanical and structural areas:

- Structural Framing & Connectors: Verify every hurricane tie and joist hanger has all nail holes filled with structural connector nails. Verify point loads transfer through floor framing down to foundation footings.
- Mechanical & Plumbing Penetrations: Confirm steel safety nail plates are installed on every stud where wiring or PEX runs closer than 1.25 inches to stud faces. Verify duct joints are sealed with UL-181 mastic.
- Air Sealing & Fireblocking: Code mandates sealing bottom plates, wire penetrations into attics, and plumbing floor penetrations with fireblock expanding foam (NCRC R302.11) before insulation.

## What Homeowners Should Personally Check

Walk the home with blue painter's tape. Confirm switch and outlet placements match your lifestyle, verify solid 2x6 backing is installed for wall-mounted TVs, mirrors, and grab bars, and take room-by-room photos of all open wall cavities.
