# Connecting New Footings to Existing Foundations: Expansion Joints vs Rebar Dowels

A new concrete foundation footing will always settle slightly as concrete cures and subsoil consolidates under new structural weight.

Because the existing home has already settled over years or decades, tying two foundations together incorrectly causes severe shear cracks and binding doors. Foundation additions in North Carolina must either use flexible isolation joints or structurally engineered epoxied rebar dowels bearing on verified undisturbed soil.

## Isolation Joints vs Epoxied Rebar Doweling

Two primary engineering strategies prevent foundation damage:

- Independent Slip / Isolation Joint: The addition is built as an independent structural box separated by 1/2-inch compressible expansion joint material. Minor initial settlement occurs cleanly without torquing the existing house.
- Drilled & Epoxied Rebar Doweling: Used when foundations must tie monolithically. Horizontal holes are hammer-drilled, cleaned of concrete dust, injected with high-strength structural epoxy (Simpson SET-3G), and fitted with #4 or #5 rebar dowels.

## Critical Field Guidelines

New footings must bear on virgin subsoil, never backfilled soil near the existing basement wall. Where additions meet deeper basements, footings must step down at a maximum slope of 1:2 under NCRC Section R403.1.5.
